Are all villas publicly listed?

No. Most of our residences are private and not publicly listed. Some are owner-only, others are reserved for a small circle of returning guests. Availability is shared on enquiry.

How do bookings work?

Each stay is arranged privately. After a brief enquiry, we share residences that match your dates, group size, and the kind of stay you're after. Once you've chosen, we secure the villa directly with the owner. There are no booking platforms or intermediaries.

Are your rates different from online platforms?

Accepted Answer

Yes. Because we work directly with owners, rates are often more favourable than third-party listings. Many of our residences are not on those platforms at all.

What can be arranged during my stay?

Private chef, in-villa dining, beach club access, yacht charters, restaurant reservations, spa appointments, transfers, and last-minute requests are all handled quietly through our team. Most arrangements are confirmed before arrival.

Where are your residences located?

We currently operate across the Mediterranean — Bodrum, Mykonos, Ibiza, and the South of France. Each region is represented by a small, selectively chosen portfolio rather than a comprehensive list.

Is a security deposit required?

Yes. A refundable security deposit of 10% of the total stay is held for the duration of your stay and returned within 10 days of departure, subject to a final inspection.

How are payments structured?

For bookings made more than two months before arrival, a 50% deposit confirms the residence, with the balance due 30 days before arrival. Bookings made closer to the arrival date are payable in full at confirmation. Payments are accepted by bank transfer.

How quickly can a stay be confirmed?

Most enquiries receive a response and tailored options within 24 hours. Once payment is received, the booking is confirmed the same day.
