Applies to all reservations and stays arranged through Veluma Private Residences.
A Private Introduction and Concierge Service
Veluma Private Residences is a private introduction and concierge service connecting discerning guests with curated residences across the Mediterranean.
Veluma does not own, operate, or lease the properties featured. Each residence is privately held. The contract for every stay is between the guest and the property owner directly.
Veluma's role is to source, introduce, coordinate, and support - not to rent, sell, or manage the property itself.
Booking & Deposit
All reservations are arranged through Veluma but contracted directly with the property owner or their appointed booking entity.
Veluma presents a single rate covering the stay. This rate is set by the owner and quoted through Veluma. No additional service fee is charged to the guest , Veluma's role is remunerated separately, through arrangements with the owner.
Payment is made directly to the owner or their appointed booking entity. Veluma does not hold, process, or receive guest funds at any stage.
Payment terms, security deposits, and cancellation conditions are set by each property owner.
Veluma communicates these clearly prior to confirmation.
10% security deposit required prior to arrival. Returned within 14 days following departure, subject to any adjustments.
60+ days - full refund. 30–59 days - 50% refund. Under 30 days - non-refundable. Force majeure handled on a case-by-case basis.
Arrival, Conduct, and Liability
Veluma acts as an introducer and coordinator.
Veluma is not party to the rental contract and is not liable for:
The condition, safety, or operation of any residence
Acts, omissions, or conduct of property owners, staff, or third-party service providers
Losses, damages, injuries, or disputes arising during the stay
Changes to property descriptions, amenities, or availability at short notice
Each residence must be treated with care and respect. The guest is responsible for the conduct of all members of their party. Events, parties, or additional guests beyond the confirmed party size require written approval from the property owner in advance.
Guests are strongly advised to hold comprehensive travel insurance covering cancellation, medical expenses, personal liability, and loss of belongings for the full duration of the stay.
Privacy & Legal
These terms are governed by the laws of England and Wales.
Disputes relating to Veluma's introduction and coordination services are addressed first through direct communication.
If unresolved within 30 days, either party may refer the matter to the courts of England and Wales.
Disputes between the guest and the property owner regarding the stay itself are governed by the owner's booking terms and applicable local jurisdiction.
The version in effect at the time of booking confirmation applies.

Veluma Private Residences operates as a private introduction and concierge service.

Each stay is contracted directly between the guest and the property owner. Veluma facilitates the introduction, communicates terms, and coordinates the experience - but is not party to the rental contract.
